We offer only RICS Level 3 surveys, because we believe the property should dictate the depth of the investigation, not the report format.
Standard Level 2 reports often trigger costly delays by recommending further inspections, but our surveys are solution-driven, and designed to identify and investigate issues from the outset.
Most building defects stem from the presence of water in one form or another. While many issues can be resolved with diligent maintenance and straightforward repairs, dampness in older buildings requires a more nuanced approach.
Because historic properties often lack modern physical barriers like damp-proof courses, managing moisture relies on allowing the building fabric to evaporate naturally, supported by permeable materials, steady heating and effective ventilation.
Disrupting this balance by applying impermeable cement materials to older buildings frequently leads to dampness, mould, and the decay of masonry and timber. Similarly, modern insulation upgrades are not always matched by adequate ventilation. This traps moisture indoors, spiking the risk of condensation, timber rot, and wood-boring beetle infestations.
This deep grasp of building performance underpins our entire approach. Our surveyors prioritise permeability, ventilation and compatible repair methods, particularly in older properties.
